Our conveyancing costs cover all of the work required to complete the sale and purchase of your home, including dealing with registration at the Land Registry and the preparation and submission of returns required by HMRC in respect of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you are looking to buy is in Wales.

Legal fees are based on the price being paid for the Property and whether it is a sale or purchase and whether the property is freehold or leasehold.

Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees.  We handle the payment of the disbursements on your behalf to ensure a smoother process.

  • AML and ID search fees - £5 per person plus VAT
  • Search fees – purchase only (approximate costs depending upon the property location) £400.00 plus VAT
  • H M Land Registry fee – purchase only – depending upon the value of the property and whether it can be registered through the Land Registry Portal – Fees range from £20 - £1,105.00 (no VAT charged)
  • Stamp Duty Land Tax or Welsh Land Tax – purchase only – This depends upon the purchase price of your property and your personal circumstances.  You can calculate the amount you will need to pay by using HMRCs website or the Welsh Revenue Authority website.

Re-Mortgages (Freehold) from £675.00 Plus VAT.

If leasehold add an additional £500.00 + VAT to the quote

Transfer of Equity from £950.00 (Freehold)

If leasehold add an additional £200.00 + VAT to the quote

If purchasing a property jointly you may need to consider having a Declaration of Trust drawn up, particularly if you are contributing towards the purchase price in different amounts.  The Declaration of Trust would set out the respective shares in the property.  Likely costs for this will depend upon the complexity of the document that is required but will start from £350 plus VAT.

If we need to sever a joint tenancy - £150.00 plus VAT

Additional anticipated disbursements when dealing with leasehold property

On a sale you will need to provide a sellers pack from the landlord or managing agent which will include a completed LPE1 form and relevant documentation.  The landlord or managing agent are likely to charge a fee for providing this but we will not know how much until we contact them.  Fees usually range from £200-400.00 plus VAT.

On a purchase :-

  • Notice of Transfer fee – this fee is chargeable as set out in the lease.  Often the fee is between £50 - £100 plus VAT
  • Notice of Charge fee (if you are having a mortgage) – this fee is chargeable as set out in the Lease.  Often the fee is between £50 - £100 plus VAT
  • Deed of Covenant fee – this fee is provided by the management company for the property and can be difficult to estimate.  Often it is between £50 - £300 plus VAT
  • Certificate of Compliance fee – to be confirmed upon receipt of the lease as these can range from between £30 - £300 plus VAT

We will be able to give a more accurate breakdown of these likely additional disbursements when we progress the matter and have had sight of the Lease and/or the management pack.

You should be aware that ground rent and service charge are likely to apply throughout your ownership of a Leasehold property.  We will confirm the ground rent and the anticipated service charge as soon as we receive this information. These charges can be increased during your ownership.

The total cost of the transaction will depend on the value of the property that you are buying or selling.   1. This is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction.
  2. If Leasehold then this is the assignment of an existing lease and is not the grant of a new lease.
  3. The transaction is concluded in a timely manner and no unforeseen complications arise.
  4. All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation.
  5. No indemnity policies are required. Additional disbursements may apply if indemnity policies are required.
